      Provide new containment, air con, cat 5 wiring, smoke detectors and cat. 2 lighting to comply with current regs. Install new ceiling grid and tiles, partitioning where needed. Floor levelling for new coverings. Supply and fit carpet tiles. Supply and fit new kitchen area and vinyl flooring Re-decorate throughout.

      Kings Wharf - was formed by the conversion in 1990 of two quayside woollen warehouses dating back to the early 19th Century, linked by a spectacular glazed atrium with lift. Net lettable space of 26000 s ft over 4 floors and a gallery level

      Interior works

      To strip out existing partitions, data cables and all redundant wiring. To prepare floor for new coverings. Re-decorate throughout.

      External Works

      Remove all rotten timber works incl: rotten loading platforms, window shutters and facia boards. Make from new all the above and re-fit. Extensive remedial carpentry work to windows, cills, sky-lights. Refurbish cast iron gutters and all metal work. Re-decorate all of the above.

      Refurbishment

      Refurbishment of entire building. Complete strip out of all existing features back to empty shell. Including asbestos report and removal, demolition of 3000sq foot out building drainage and tarmacing to provide new car parking area for 10 cars Installation of new CH system for each floor

      Installation of new heating and cooling comfort air con units, compete re-wire, new high frequency cat 2 lighting, containment for data points, network and telephone points. New w.c suites Installation of new suspended ceiling. Insulation. New fire glass. Extensive joinery and carpentry works New flooring throughout including carpet tiles and vinyl. Lift Overhaul. Works carried out in conjunction with architects, structural engineers, building control H&S and all compliant with current building regs.

      Fire Damage

      Residential grade II listed building in conservation area 2000sqm. Fire damaged property, contract won by tender issued by Building Surveyors for Insurance company. Fire damage was mainly in the master bedroom affecting the cavity walls, stone mullion windows, floorboards, joists and CH pipes. The whole house was smoke damaged and heat damage went through all 6 rooms, 3 bathrooms and adjoining corridors and landings.

      Overview

      The house was completely refurbished from top to bottom with a complete re-wire complying with current 17th Edition Regulations of BS7671, and complete new CH system. Tanking and damp proofing to the basement and ground floor party walls. 1 new en-suite created and 2 new wet rooms all tiled with natural stone and under floor heating. New coving made to order from casts taken on site, and all joinery made to order.
